Builders and extensions in Leeds

A single-storey kitchen extension, a garage turned into a room, a wall knocked through to open up the ground floor, or a porch that finally makes the front door usable. Building work is where several trades have to turn up in the right order, and that is the part most people find hardest to manage.

We bring the groundwork, brickwork, roofing, joinery, electrics, plumbing and plastering together under one quote, so there is a single point of contact from the first visit to the final snag list.

Scope of work

  • Single and double-storey extensions
  • Garage conversions
  • Knock-throughs and steel beams
  • Porches and garden rooms
  • Structural alterations to approved drawings
  • Internal refurbishments and strip-outs
  • Brickwork, blockwork and repointing

Worth sorting before you start

  • Drawings, and whether you need planning permission or it falls under permitted development
  • Building Regulations approval, which nearly every extension needs
  • A structural engineer's calculations for any wall that is coming out
  • A party wall agreement if you are building on or near the boundary

How the job is handled

We go through the drawings, or talk through the idea if there are no drawings yet, and price the job in stages so you can see what each part costs. If you need an architect or a structural engineer, we can point you towards one.

A start date and a running order are agreed before anyone breaks ground, and you know which trade is due on site each week.

In Leeds

Leeds has a lot of stone-fronted and red-brick terraces where space is tight, and plenty of 1930s semis with long gardens that suit a rear extension. Conservation areas in parts of Headingley, Chapel Allerton and Roundhay need extra care with materials, and the council's planning team will expect to see it.

FAQs

Building & Extensions questions

Do I need planning permission for an extension?

Not always. Many single-storey rear extensions fall under permitted development, but there are limits on depth, height and materials, and conservation areas have tighter rules. Check with Leeds City Council or the Planning Portal before committing; it can be talked through at the first visit.

Do you need drawings before you can quote?

For a firm price, yes. Without drawings we can give a guide figure based on the size and type of extension, so you know whether the idea is worth taking further.

Who manages the trades on site?

We do. You have one contact who books each trade in order and keeps you updated, rather than you lining up the bricklayer, roofer, electrician and plasterer yourself.

Can you convert a garage?

Yes. Most conversions need Building Regulations approval for insulation, the new window or door, and fire safety, and the quote covers the work needed to meet them.

Planning work that involves more than one trade?

One point of contact coordinates every trade, in the right order, from survey to sign-off.
